Why building saves on stamp duty
If you buy an established home for $800,000, you pay stamp duty on the full $800,000. If you instead buy land for $450,000 and build for $350,000, you only pay stamp duty on $450,000 — saving tens of thousands depending on your state.
First home buyer concessions
Most states offer stamp duty exemptions or discounts for first home buyers building new homes. Thresholds and structures vary:
- VIC — Duty exemption for FHBs on homes up to $600K (land value); concession $600K–$750K
- NSW — Annual property tax option or stamp duty exemption for new homes under $800K
- QLD — Concessional rate for FHBs; rebate up to $8,750 for homes under $550K
- SA — No specific FHB stamp duty concession (covered by FHOG instead)
- WA — Stamp duty exemption for FHBs on land + new home under $430K; concession to $530K
- ACT — Home Buyer Concession Scheme — full exemption if income eligible
